HELOC · START WITH A PLAN

A project in stages.
A plan for every payment.

Before using a HELOC for a renovation, connect the contractor’s payment schedule with a borrowing and repayment plan. Start with the work you need done and the household budget that has to support it.

MAKE THE DECISION CLEARER

Work through the tradeoffs.

01

Map the work to the money

List the deposit, milestones, and final payment. Separate quoted work from uncertain costs, and choose which upgrades could wait. A credit limit should support a project budget you have already considered.

02

Look beyond the first payment

Ask for examples using your expected peak balance, a higher rate, and the repayment period. HELOC rates are usually variable. Compare the combined obligation with your existing mortgage and regular living costs.

03

Keep an alternative in view

Compare a line of credit with a lump-sum loan, a smaller project, or phased work funded from savings. Your home is collateral for a HELOC, so a workable repayment plan matters even when the renovation is urgent.

AN ILLUSTRATIVE EXAMPLE

Plan for the later balance, too.

An illustrative $8,000 starting draw followed by $12,000 and $10,000 adds up to $30,000 before repayments, interest, and fees. Check affordability at the later balance, not only at the start. These are project-planning numbers, not an offer.
